I’ve found a site online that sells high-quality, weather-proof, artificial flowers. They are expensive, but they last for a long time. I want to plant a few along the front of the house and in some window boxes from second floor windows. Is this tacky? I’m not a gardening girl, to me its just another chore.

‘I guess it’s up to the individual, I personally wouldn’t do it. To me it’s like putting pink flamingos in the front yard with bleach bottle windmills.
If you don’t like gardening and the "chore" of it, why not try some small size flowering shrubs. With very little or no maintenance.

While moving your residence has a million things to tend to, notifying others about your address change should be high on your priority list. In fact, notifying some places before your physical move isn’t a bad idea. The government, of course, requires that you do an address change almost immediately. You may have to get a new driver’s license or registration forms. Finding out all that you need to do in order to put an address change into effect is not very difficult. Stop by a local post office and ask for some information. Post offices should have a packet of information that they can distribute with an address change form for the mail system and postcards already printed that you can simply fill out and mail to places that also need to know.

Two years ago, I moved into a new home. Apparently, the previous residents didn’t bother to do an address change for their magazines. I got two free magazines for an entire year because the post office won’t forward them and because they never changed their address. One of the magazines I found interesting, the other one simply was tossed. If you pay decent money for your subscriptions – any subscriptions, you may want to notify them weeks ahead of time in order to not miss any distributions.

If you aren’t always able to make it to the post office during their business hours, you can find all the pertinent information online. The government has a site – usa.gov that will guide you through all of the necessary steps. You can complete your address change online and save yourself quite a bit of time and energy. Plus, it is always nice to get things accomplished at home, while lounging in your comfy clothes.

Of course, having an address change affects more than just receiving mail. Your taxes and insurance costs may change – for the better or worse. You may have different government officials representing your new town. While that may seem irrelevant, for the more political minded out there, that’s something they very well may want to research. Your local welcome wagon might show up at your doorstep with some local coupons and goodies to welcome you to the neighborhood. Area businesses might send you some information and coupons encouraging you to reach out to them.

All of this simply because you’re completing an address change. All you have to do now, is get your packing done.

These days, people are trying to cut costs wherever they can and that is generally a good thing. When it comes to selling your home, however, you need to think twice before attempting to do so without the services of a license, professional Realtor. There’s a reason that Real Estate agents are fully licensed and insured by the brokers that they work for and it’s because selling homes can be tricky and you need to have some knowledge and experience behind you. There are so many things that happen with even the most basic real estate transaction and so many things can and will go wrong if you don’t have the knowledge and experience that is absolutely vital to have.

Think about the different aspects of a typical real estate transaction and what an agent’s function is and what their duties are and you will see that selling your own home is not the cakewalk that you were told it was going to be. Fist off you need to find out what your home is worth and that means either your agent knows the market so well that he or she can tell what that home will go for or you will need to pay for an appraisal. Then you need to advertise that the home is for sale and this can involve anything from ads in local papers and newsletters to online listings and banners, etc. You then have to be prepared for showing the house at Open House events that you will have to create, plan, advertise, and carry out yourself.

Even if you have a buyer all lined up, who is going to prepare the offers, counter offers, and the actual purchase contract? You need to know about contingencies and clauses that need to be inserted into standard contracts that will protect you from claims by the buyer. You need to fill out a long Disclosure Statement and it has to be an honest, no holds barred detailed description of the home or else you could get sued for omission. By the way, all Real Estate Brokers in California need to carry extensive Errors & Omission Insurance by the Department of Real Estate for this very same reason. You don’t want some sue-happy buyer coming back to you in six months because you forgot to mention that the basement walls had minute cracks in them.

Which brings me to my next topic which is the home inspection itself. Normally a good Real Estate agent who knows his territory will also know of a reliable Home Inspector. In fact, a good agent will also recommend the services of an appraiser, a loan officer, moving companies, title companies, escrow, etc. That set of services alone makes it worth your while to forego the notion of selling your own home and seriously consider employing one of the very talented and reliable Realtors in your area.

This could be one of the biggest deals you ever make in your life. Do you really want to run the risk of messing it all up?
