An open house may help sell your home, but it is primarily a tool to help real estate agents.

I remember the first open house I hosted as a real estate agent. I knew nothing about the home – it was listed by another agent in the office. It was a lakefront home that was too expensive for most of the visitors that came that day. They came to dream, while their kids ran around the yard, getting in the seller’s things and I ran around trying to keep track of where everyone was. Of course I didn’t sell the house.

That was okay, my office manager explained. I did what I needed to do. I had a list of several prospective buyers who had signed in at the open house – and included their phone numbers. I even knew what some of them were looking for, so I could possibly sell them something.

You see, an open house is a prospecting tool for the agent, not a way to sell your home. In fact, many experienced agents won’t even host their own open houses. They get a newer agent to host it. I did this many times as a new agent.

Consider this for a moment. The listing agent could be there if he wanted to be, and keep more of the commission if the home sold. He gives up half of his commission if the hosting agent sells the home. Would he risk that if homes were commonly sold from open houses?

Why let dozens of people who aren’t qualified to buy your home track their muddy feet through it then? Whatever the agent tells you (and yes, you might sell the home from an open house), he suggests it for two primary reasons:

1. To prove he is doing everything he can to sell your home – whether or not it is effective.
2. It is a prospecting tool for himself, or for the hosting agent and the broker.

Two dozen couples that want a new home coming and signing in with their phone numbers – now that’s an opportunity (just not for you). The whole point is to collect a list of buyers to work with. Most of these buyers are looking for homes that are nothing like yours. It isn’t really expected that the agent will sell your house in the process. Of the many open houses I hosted when I started selling real estate, I didn’t sell one of them that way.

Not that it can’t happen. Any additional exposure of your home can increase the odds of it selling. Just consider that this is a more effective prospecting tool for the agent than it is a tool for selling your home. It may or may not be worth the trouble for you.

If you do have a open house, hide the valuables – no matter what they say, an agent can’t watch the visitors all the time. Put easily-broken things somewhere safe – parents may bring kids. Make a list of answers to the most likely questions about the house – and give it to the hosting agent. Personally, I think it is also fair to leave a hidden camera running to see what really happens at an open house.

House to Sell

DONOTCHANGE Do you have a house to sell? Before the market went to the buyer, there was a boom in buying distressed properties, rehabbing them, and making a pretty nice profit. Are you the proud owner of a house in need of rehab? If so, don’t worry.  The market is still very viable for you if you bring your offering in the right way.

First, make a list of what you can and cannot do. A job done poorly by an amateur is a huge waste of time and money. Do not be afraid to contract labor in order to ready this house to sell. Time is money. Can you paint pretty decently? That’s great! Now, will it take you a week, when a professional company can come in and do it in a day? Consider that in your decision.

Paint and caulk can hide so many imperfections that many a contractor makes a living in this repair alone. Caulking lines and gaps in molding and painting surfaces that need prepping before painting is a very important task, and is quite time consuming for amateurs. Make sure the contractor is including the price of the prep in the quote. A neutral color in paint is the way to go in having a house to sell.

Base molding is now being sold in bulk. It’s a good easy investment and will freshen up the entire house. Use it to dress the house up a bit and bring a current look to every room quickly and reasonably. If you don’t have a saw to cut it with, simply rent one or, again, hire a contractor. If you are handy at all, this project may be one you want to do yourself. If you have painted the house, then this is almost a requirement to really make the walls pop with cleanness. Once you have your walls finished, it’s time to move onto carpet. To skip this step can make doing the walls useless. Let the carpet store know you are looking for rental carpet. This type of carpet is quality enough for your house and the buyers you are going to appeal to. Stay away from Berber. Though it seems to last forever, cleaning it is next to impossible as the fiber holds a stain for eternity. Update the bathroom and kitchen with vinyl tiles. It’s all about the house to sell.  Though you may feel these two rooms are good enough, you will detract from the rest of the house if you leave any old flooring in rooms that function on a daily basis.

Don’t slack as you are almost there! The kitchen cabinets are next! If these are solid, update them with paint or a nice fresh stain. It can make all the difference!

There are several steps to be aware of and there are certain things to do to sell the house. First, contact your lender. If you are in serious trouble and need to sell before losing your house, discuss with your lender to see if there is any other alternatives they may offer you for consideration. Do not become fearful. Instead, become proactive as the decision to sell house before foreclosure is yours to make.

People find themselves so scared and embarrassed that a lot of the time they lose what little position they have in dealing with issues before they know it. Remember throughout the process that you are wiser to control the problem instead of allowing the problem to control you. Your family and neighbors are finding themselves facing the same predicaments. The majority of them have been living beyond their means for quite some time. Hard lessons are learned as a result. Do your best to get your house in tiptop shape. If you really do not have the money to do so, the next best thing is elbow grease. Clean until it sparkles inside and out. Do not let your bad fortune show, but continue to keep your chin up and believe better days are coming. This part of your life is coming to a close and, thus, a new one begins. Consider selling the house yourself. There are great resources out there online and in print explaining the finer points of doing so. If you can succeed in selling without an agent, you may very well be able to walk away with a small profit and your credit intact. A foreclosure is as bad as a bankruptcy on the credit report that is so important to your way of life. Keeping it from taking such a hard hit as a foreclosure will serve you well in the future, as you will once again find yourself in the market to own a home again. If you are able to sell house before foreclosure, it will go easier on you.

Don’t be shy about applying once again for a loan. Be certain to be in good financial shape to do so and then go with a home that you can comfortably afford. Life is often easier the second time around, once the hard lessons are learned and behind us.

Driving down the road you spot a house for sale sign on the property you have daydreaming about for years. It’s so exciting! Finally you can seriously consider your dream home. Now, what’s your first step? That, of course, is stopping and getting all the information you can from the for sale sign.
