Address change

While moving your residence has a million things to tend to, notifying others about your address change should be high on your priority list. In fact, notifying some places before your physical move isn’t a bad idea. The government, of course, requires that you do an address change almost immediately. You may have to get a new driver’s license or registration forms. Finding out all that you need to do in order to put an address change into effect is not very difficult. Stop by a local post office and ask for some information. Post offices should have a packet of information that they can distribute with an address change form for the mail system and postcards already printed that you can simply fill out and mail to places that also need to know.

Two years ago, I moved into a new home. Apparently, the previous residents didn’t bother to do an address change for their magazines. I got two free magazines for an entire year because the post office won’t forward them and because they never changed their address. One of the magazines I found interesting, the other one simply was tossed. If you pay decent money for your subscriptions – any subscriptions, you may want to notify them weeks ahead of time in order to not miss any distributions.

If you aren’t always able to make it to the post office during their business hours, you can find all the pertinent information online. The government has a site – usa.gov that will guide you through all of the necessary steps. You can complete your address change online and save yourself quite a bit of time and energy. Plus, it is always nice to get things accomplished at home, while lounging in your comfy clothes.

Of course, having an address change affects more than just receiving mail. Your taxes and insurance costs may change – for the better or worse. You may have different government officials representing your new town. While that may seem irrelevant, for the more political minded out there, that’s something they very well may want to research. Your local welcome wagon might show up at your doorstep with some local coupons and goodies to welcome you to the neighborhood. Area businesses might send you some information and coupons encouraging you to reach out to them.

All of this simply because you’re completing an address change. All you have to do now, is get your packing done.

Properties for Sale

index 21 Properties for SaleAs we get older it seems that it is more and more difficult to maintain a healthy positive attitude. As I was growing up I swore that I would never be as judgmental and conservative as my parents. Yet as I have entered into middle age I find that I am more easily irritated by those that are different than me and more conservative in my political convictions. I find myself telling my children stories about how hard I had to work to where I am and that they cannot expect to have things handed to them, they need to earn them.

Many of these thoughts entered my head when my son and his new bride announced that they were looking for properties for sale. I could not believe that they could even consider purchasing a home. They had both just completed college a few months before their wedding. They both have solid jobs that pay reasonably well, but they do not have anything in savings. Their father and I had to scrimp and save for two years before we could consider properties for sale. The only reason we were able to purchase our first home as quickly as we did was because my husband had been in the military so he qualified as for a veteran’s administration loan. This meant that we did not have to pay any closing costs. We also had a lower interest rate.

I asked my son and his wife if they thought that they could qualify for a loan. They said that they had gone and talked with a banker and he assured them that they qualified. He gave them a letter to give to a realtor. The letter verified that they were pre-approved for a certain size home. We decided that we would look on the internet to see properties for sale. We went on a multi listings site. To find what properties for sale are available in the geographic area that you are interested in you need to type in your zip code and how many miles radius you are willing to extend your real estate search. You can then enter the price range that you are looking for, the number of bedrooms and bathrooms that you want and the price range that you are looking for. Once you have entered this information in a list of properties for sale comes up with pictures, descriptions, and in some cases a video tour of the listing. This is a great way to save time and energy. It saves on the number of properties that you have to look at. The days of having to copy off sheets from the multiple listings books at a realtor’s office are long gone.

I am still concerned that our son is jumping into home ownership too soon. The bank has told them the mortgage that they can be comfortable with, it seems much too high to me. I told them that they do not want to be a prisoner to their home because they cannot afford to go any where or do anything. They have agreed to look at properties in a lower price range than they were approved for.

Summerville, SC Homes Priced $150-200K

Most home buyers in the Summerville real estate market are looking in the $150,000 to $200,000 price range.  Because there is such a demand for homes in this price range, builders have developed plenty of neighborhoods to meet this growing demand.  I’ve included below some of the best neighborhoods to consider for this price range.  You’ll find older and newer communities, but the majority of these will be newer simply because most of the homes in this price have been built since the year 2000.  There are over 45 neighborhoods with homes for sale in this price bracket right now, but I’ve narrowed my list down to the top 8.

1)  Legend Oaks Plantation is very popular with buyers because of the look of the neighborhood and the good amenities.  Most of the homes for sale are priced in the $200s and $300s, but you’ll find a short list of ones under $200K.  Some people call Legend Oaks a nicer version of Wescott because they’re both large neighborhoods with full amenities.  Legend Oaks has a golf course, tennis courts, pool, and club house.

2)  The Reserve at Eagle Run has a great selection of homes under construction as well as proposed construction homes.  This means that in many cases, you can choose options like flooring, cabinets, counters, etc.  These are well built homes, and you’ll find quite a few in this price range right now.  Also, The Reserve at Eagle Run is within walking distance to the elementary school and middle school.

3)  Wescott Plantation is the largest neighborhood in Summerville, so you’ll find a wide range of homes for sale.  Starter homes start in the $130s, and prices range up to the $300s.  So, if you buy a home in this neighborhood in the $150-200K range, you’ll be buying into a nice neighborhood where most of the homes are actually a higher quality than yours.  Wescott Plantation has all the amenities a buyer could ask for – a golf course, pool, club house, and play park.

4)  Blackberry Creek is another new construction neighborhood in Summerville.  These have more traditional home styles, and there are quite a few one story floor plans available.  Most of the homes being sold right now are proposed construction, so Blackberry Creek would be ideal for buyers not planning to move for eight or so months.  If you’re wanting to move into your new home sooner, it would be better to consider other communities on this list that have existing homes (meaning that they’re already built).

5)  White Gables is a very popular neighborhood with buyers because of the great home designs.  The Victorian, bungalow, and classic Charleston style homes range in price up to the high $300s.  These homes were built from 2001 to 2009, so they’re quite new.  The biggest complaint about this neighborhood is the lot size, which averages around .15 acres.  If you’re looking for a house with little lawn maintenance, White Gables would be a great place to consider in this price range.

6)  Kings Grant is an older, more established neighborhood in Summerville.  These homes range in price from the low $100s to the high $300s, so there is a range of homes for sale.  Most of these homes were built in the 1970s, and you’ll find many that still need updating.  So, if you’re looking for a fixer upper that you can renovate to match your tastes, Kings Grant would be a great neighborhood to start your search.  The Kings Grant pool and tennis court have just been updated, and a new club house is currently under construction.

7)  Myers Mill is another Summerville community with brand new homes for sale.  You’ll find an occasional pre-owned house, but almost all of these are either proposed construction or are currently being built.  Myers Mill has a pool and is located a little further out in Summerville.  If you’re looking for a one story floor plan, this would be a good community to consider because there are a lot of these floor plans available.

8)  Newington Plantation has homes that were built from the 1970s to the 1990s, so it has a range of home styles.  Newington Plantation has a swimming pool and one of the lowest HOA fees you’ll find in Summerville.  Most of these homes sit on over a quarter of an acre, so the lots are quite large for this price range.
