House to Sell
DONOTCHANGE Do you have a house to sell? Before the market went to the buyer, there was a boom in buying distressed properties, rehabbing them, and making a pretty nice profit. Are you the proud owner of a house in need of rehab? If so, don’t worry. The market is still very viable for you if you bring your offering in the right way.
First, make a list of what you can and cannot do. A job done poorly by an amateur is a huge waste of time and money. Do not be afraid to contract labor in order to ready this house to sell. Time is money. Can you paint pretty decently? That’s great! Now, will it take you a week, when a professional company can come in and do it in a day? Consider that in your decision.

Paint and caulk can hide so many imperfections that many a contractor makes a living in this repair alone. Caulking lines and gaps in molding and painting surfaces that need prepping before painting is a very important task, and is quite time consuming for amateurs. Make sure the contractor is including the price of the prep in the quote. A neutral color in paint is the way to go in having a house to sell.
Base molding is now being sold in bulk. It’s a good easy investment and will freshen up the entire house. Use it to dress the house up a bit and bring a current look to every room quickly and reasonably. If you don’t have a saw to cut it with, simply rent one or, again, hire a contractor. If you are handy at all, this project may be one you want to do yourself. If you have painted the house, then this is almost a requirement to really make the walls pop with cleanness. For the house to sell, it must be clean.

Once you have your walls finished, it’s time to move onto carpet. To skip this step can make doing the walls useless. Let the carpet store know you are looking for rental carpet. This type of carpet is quality enough for your house and the buyers you are going to appeal to. Stay away from Berber. Though it seems to last forever, cleaning it is next to impossible as the fiber holds a stain for eternity. Update the bathroom and kitchen with vinyl tiles. It’s all about the house to sell. Though you may feel these two rooms are good enough, you will detract from the rest of the house if you leave any old flooring in rooms that function on a daily basis.
Don’t slack as you are almost there! The kitchen cabinets are next! If these are solid, update them with paint or a nice fresh stain. It can make all the difference!
