How can I sell my house fast for cash?
Hi everyone, I am going through financial hardship and need to sell my house fast for cash. My house is paid for. I don’t care if I take a loss. I just need cash. Any advice will be appreciated.

Call any of those "We buy houses for cash" or "Problem House Buyers". They usually have ads on bus benches or billboards. You could even call a local real estate office and see if they know the name of one. Expect to take about a 30% hit off of what the house would sell for normally though.

You have to realize that these people are taking advantage of your urgent situation and if it’s a cash issue you’re dealing with and you’re house is paid off, why don’t you get a quick loan on the house for the money you need and then AFTER (not while the loan is being processed) then sell your house and pay off the loan.
If you do the math, lets assume your house is worth $200,000 and you’re going to take a loss of 30-50% of the value of your house because you need the cash right away it equals $60,000 to $100,000 you’d lose by selling to one of these "We buy houses for cash" places and they get to put that money right into their own pocket. It’s gotta make you sick to think you’d give up that much money just because you need cash right away.
Find a good lender and they can usually get a loan done for you in about a week or so provided you qualify and it will only cost you in the neighborhood of 1-3% vs. the 30-50% you’ll pay with an "investor" type.
If you don’t qualify for the loan, try to find someone you know who will give you the loan. You can offer to add them to the title in the appropriate percentage or dollar amount if trust is an issue. If that doesn’t work, look for a "hard money lender" who will lend you the money. They will probably charge you somewhere in the neighborhood of up to 10% (where allowed) and give you a higher interest rate but it’s still better than losing 30-50% of the equity you’ve worked hard to gain. Also when you get the loan, if cash is a problem which it sounds like it is, be sure to get enough extra to cover 6 months of payments to give you time to sell your home. Oh, and if you plan on selling the home soon after the loan is finalized, be sure to avoid any prepayment penalty clause in your loan. It will just cost you more money when you sell.
