What are some things that would help sell a house fast?

We’re going to be putting our house on the market soon. We don’t have a lot of money to renovate things and make our house look modern, but aside from replacing/fixing a few things (carpet, faucets,paint), what can we do to help sell our house fast? Or what would make our house appeal to more people?
Lower the price at least 10% lower then the competition.

Washing things that people see first like the front door and the knob. Walking up to come look it will be bad if the door is dirty and the knob sticky. Since you may come in the back door you might not notice. Mow the lawn twice a week, sweep the walks and plant annuals in bright colors in weed free beds or in pots. Remove half the stuff from closets and shelves so they look spacious.

Fix up the landscaping. Get rid of excess clutter/furniture. A sparsely furnished house looks roomier. And price, price, price.

Just putting a fresh coat of paint on the trim around the doors and windows makes the whole house look freshly painted.
Get rid of everything not essential. Put it in a storage unit if you have to. The minimal amount of furnishing and clutter makes the rooms look bigger.
Clean out the closets, Make them look bigger by just having the clothes you need hanging in them. Same with the kitchen cupboards, Store all do dads except the basics, donate any stored food to charity, so it looks like there is lots of storage space in the kitchen.
Cut all the weeds and keep the lawn mowed, mow it twice a week if need be so it looks neat and tidy.

A LOW PRICE compared to the competition is probably the most important thing. Repaint the rooms, polish the floors, wash the windows, plant lots of flowers in front.

leave rooms as bare as possible, people can visual there belongings in the home, not yours, clean yard, compare prices within your area, you may loose some profit but you could sell.

First, you need to get potential buyers to your property. You can do this through strategic pricing and a killer MLS ad. (Lots of high quality pictures!)
Second, you need to get people through the door. This is where "curb appeal" comes in.
Fourth, you need to be available around the clock for showings. It’s a pain, but a necessary one.
Lastly, your potential buyers need to be able to picture themselves and their stuff in your home. And they have to not hate what they see! This is where home staging can really help you out.
