call all the realtors in the area and tell them you are having a 4 hour sale. maybe get a realtor to help you with it?set up a weekend to have it and people will have to bid quick and they will because they will know they are getting a good price. and if you don't accept, it's only been one weekend lost! i read about this in suze orman's book, young, fabulous, and broke. i can't find anything else about it online. i borrowed the book from the library so maybe you could too to read up on it.

Under most circumstances, a house usually takes a long time to sell. HOWEVER since you are ready to leave the fast and sell it for under the evaluated price I have a perfect but scary solution to your problem.
First off, decide how much you can lower it ( example: $300,000 reduced to 260,000) Then tell ALL Realtors in the area that you are holding a "four hour ( you can reduce or increase the time) $40,000-( or whatever you decide) deduction sale" this weekend. Hold an open house sort -of thing that weekend, and the bids will start piling in. This is a proven method to sell a house SUPER fast, due to the pressure of having only four hours to get the deduction. this a scary sale, but it works.

Well, if you’re selling below the value, it should sell itself fast.
Just make sure the yard is cleaned up and pretty. Inside is nice and clean, etc. Just use your common sense to prepare it for sell.

Get all of your stuff out of the house, or else get rid of any clutter. A fresh coat of paint will also help
